This notice covers Anya As-Is Home Estimate in ChatGPT and its optional property review form. Anya Buys Houses is a home buyer. FlashCrafter operates the technical connection.

When you get an estimate

After you confirm the property, the address you entered goes directly from the estimate form to our systems. We use BatchData property information internally to produce a preliminary investor estimate. We don't expose raw home-sale records, owner information or provider access keys through this service. You don't need an account or contact details to get an estimate.

What goes into the ChatGPT conversation

This service doesn't add the address or contact details you enter in the form to the ChatGPT conversation. If you choose Talk it through with ChatGPT, we share only the estimate amount, currency, number of similar home sales and the estimate's limitations. Your address remains visible in the estimate form.

OpenAI hosts the form and conversation. OpenAI's own terms and privacy policy apply to its service and to anything you choose to type into a conversation yourself.

How long an unsent estimate lasts

Your private estimate session lasts 15 minutes. Clearing an estimate ends that access and clears its temporary address and result. If you don't send a property review request, those fields are cleared after the session expires, normally within one minute while our service is available. Records used only to limit property searches expire within 24 hours and don't retain an unsubmitted address or contact details.

A service interruption can delay removal from storage, but expired access is still rejected.

If you ask Anya to contact you

Only when you explicitly send a property review request do we save the property, estimate, your chosen email or phone number, any notes you added and your consent in our existing seller review system. These business records don't expire automatically and aren't removed when the estimate session ends. You can ask us to access, correct or delete them using the contact below.

Your request allows follow-up about this property through the channel you chose. It doesn't sign you up for marketing or schedule automated calls, emails or texts. A recorded request doesn't confirm message delivery, a response or an appointment.

The services we use

Our data processing, hosting, network and property-information providers process information needed to run, protect and fulfill this service. This estimate service doesn't retrieve owner contact information, use advertising trackers, save estimate access keys in your browser's storage or sell form submissions to advertisers.

Hosting providers may process IP addresses and ordinary request and security information. Providers and OpenAI follow their own retention policies; the estimate's 15-minute session limit doesn't control their retention.
